Large living room features a wood burning fireplace open to the fully stocked kitchen, dining room and private deck. In-building shared washer/dryer as well as hot tubs, heated garage, and elevator. Access to Upper Village Pool 1 block away.

Upper Village Pool Clubhouse:

• This clubhouse is not on-site and is located approximately 1/2 block away at 450 Village Rd. There is a path behind the Cimarron building that goes directly to the clubhouse. Parking on-site at the clubhouse is limited.
• This clubhouse is open seasonally and has the following CLOSURE dates:
- Fall Maintenance 2026: September 28th - November 20th, 2026.
- Spring Maintenance 2027: Approximately mid April to the Friday of Memorial Day weekend.

Location:
• One block from Main Street and plentiful shopping and restaurants
• About 2 blocks to the Quicksilver Lift/Base of Peak 9*
• One block from the bottom of 4 O'Clock Run. At the end of the day take 4 O'Clock Run all the way down to the bottom and walk 1 block back to the building.*
*Ski in/out designation is based on Peak 9 or 4 O'Clock Run being open and/or having adequate snow coverage. Peak 9 typically opens around Thanksgiving and closes in April. Dates are always subject to change. It is the guest's responsibility to be aware of mountain lift and terrain statuses.
• Two blocks down from the Snowflake Lift.
• Bus stop located across the street. Bus routes continue to the Breck Connect gondola and the Breckenridge Transfer Station with other bus options to continue to Keystone, Frisco or Copper Mountain.

Provided Items:
• The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge.
• The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer.
• There is a Pack N Play travel crib located at this property. Please bring your own Pack N Play crib sheets.

» The minimum age to rent is 25.
» Maximum occupancy (6) cannot be exceeded at any time.
» There is a $25 fee to return lost and found items, in addition to any shipping charges.
» There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required during this time
» Property mountain access details and ski in/ski out (if applicable) designations are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses, opening and closing dates.
» This property is located at an elevation of approximately 9,600ft which is considered high altitude. We recommend visiting the CDC website for more information on traveling to high altitudes.
» There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night.
» Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters.
» Pets are strictly prohibited per the HOA.
» Weather in the mountains can be unpredictable, and travel disruptions may occur. We strongly recommend travel insurance to protect your trip. Refunds are provided only according to our cancellation policy, and we are unable to offer exceptions for weather or unforeseen circumstances.

Cancellation Policy:

A 100% refund will be given up until 30 days prior to arrival. Between 15 and 30 days prior to arrival a 50% refund will be given. Within 14 days of arrival there is no refund.

An administrative fee of 4.5% is applied to all reservations to cover administrative and booking costs.

Payment Schedule:

50% of the total amount will be due at the time of booking. The remaining 50% will be due 30 days prior to arrival.
