The space
This Racquet Club Estates home was designed by architect William Krisel and built by the beloved Alexander Construction Company in 1959. Design elements include a sleek flat roof with post and beam construction, exposed tongue and groove ceilings, floor to ceiling windows and seamless indoor outdoor living... all centered around a sparkling kidney shaped pool and tucked at the end of a quiet cul-de-sac.
Furnished as a second home rather than an investment property, you will find a thoughtful space that is well-stocked and is as comfortable as it is stylish.
BEDROOM 1 - King bed, ensuite bathroom with step-in shower and door to the pool area, room darkening curtains, two large closets, desk with comfortable task chair, large dresser, clerestory window, sliding door to the backyard and ceiling fan. *Remains cool since it faces north and is shaded by citrus trees
BEDROOM 2 - Queen bed, room darkening curtains, large closet, sliding door to the side yard featuring a private patio with chair and table and wonderful garden views
BEDROOM 3 - King bed, large closet, room darkening curtains, desk with comfortable task chair, ceiling fan, sliding door to a private front patio featuring two sun loungers, San Jacinto mountain views peeking over the hedges and an overall bright/sunny/happy vibe
HALLWAY - The hallway features a full bathroom with shower/tub combo and a closet with a clothes washing machine
KITCHEN - Fully stocked with everything you need to cook and serve a meal, indoors or out! We stocked this to cook ourselves so you will find quality cookware and utensils plus plenty of serveware. Features a peninsula with counter seating for two. Stainless steel appliances including fridge with filtered water/ice maker and gas cooktop. We have an air fryer and blender. We keep the spice cabinet stocked with basic spices and oil.
COFFEE - We have a regular drip coffee maker, Chemex pour over and a Nespresso maker. We stock filters, ground coffee and Nespresso pods. Our ground coffee usually comes from Helix coffee roasters in Breckenridge, Colorado for a taste of home.
DINING - The original breezeway was enclosed to create a large dining room that adds over 250 square feet to our home compared to others in the neighborhood. The indoor table has seating for six and we provide decorative place settings found in the sideboard. While still open to the kitchen and living area, we appreciate having a dedicated space for dining. One wall of windows looks onto the pool while the other set of windows has a charming view of the cul-de-sac and mountains.
LIVING ROOM - Functional for both gathering and relaxing. The space is arranged for conversation with a large sofa, two armchairs and a third sculptural swivel chair that is surprisingly comfortable. For quiet nights, the sofa features a chaise to snuggle up and watch the large Roku TV or read a book. The media console is filled with vintage board games like Monopoly, Battleship, Chinese checkers, Family Feud, Sorry! and others. We chose this home because of the additional space afforded to the living room made possible from the dedicated dining room enclosure.
RESORT STYLE BACKYARD - Palm Springs is really about the outdoor lifestyle and Opalite Oasis does not disappoint! With a generous quarter acre lot, the heart of the backyard is the heated kidney shaped pool, which sparkles in the sun and glows at night. Several seating options have been arranged around the pool including a large modular Restoration Hardware sofa against the house that stays shaded, four sun loungers with umbrellas, pedestal dining table with seating for six and four swivel chairs surrounding the gas firepit. There is also a gas grill for BBQing. The entire backyard is surrounded by walls of hedges and mature landscaping that evoke a private, resort-like feeling. The pool has a depth of 8 feet and is partially shaded all day long so it remains refreshing during the summer. We have three pool floats as well as a few noodles. The outdoor dining table sits six under a large tree for shade and ambiance. At night, the backyard features colored mood lighting, a lit palm tree and the glow of the gas firepit, which is perfectly situated to enjoy a west-facing mountain view for year-round sunsets. All three bedrooms have direct access to the outdoors, including a door to the primary bathroom for quick relief. Coming from Colorado, we are in awe of the lush vegetation including a fig tree, grapefruit tree, citrus trees, ficus, oleander, bougainvillea plus several palm trees and other native desert plants.
GARAGE - The fully enclosed garage is attached to the home and is comfortable to park one car in but could fit two smaller cars. The driveway can accommodate two more vehicles to meet our maximum allowance of three vehicles. The garage features a clothes dryer.
RACQUET CLUB ESTATES NEIGHBORHOOD - This neighborhood really is the epitome of Palm Springs, featuring over 500 stylish mid-century houses that are all unique in their own way. It is safe and walkable. Within one block is a large park/playground and within a few blocks are a convenience store, dispensary and coffee shop. Albertsons grocery and liquor store is a 3 minute drive and we have favorite restaurants within a 2 minute drive.
DOGS - We are happy to host up to two well-behaved dogs with an additional pet fee. We kindly ask that dogs remain off of furniture, especially if they have enjoyed a dip in the pool. We have two Bernese Mountain Dogs and chose this house since it has a large section of real grass that is shaded and there is a large park just around the corner for easy morning and evening walks. We provide dog bowls, dog towels, and an outdoor dog hammock. Palm Springs also has an awesome dog park near the Airport for both small and large dogs that we highly recommend.
CHILDREN - We provide a pack n play for infants. While exterior doors do have safety alarms on them, there is not a fence around the pool. The house contains fragile items, antiques and furniture with sharp edges. There is a brand new playground just around the corner at Victoria Park.
REMOTE WORKERS - Remote workers can enjoy the reliability of fiber optic internet and the choice to spread out at the dining table/kitchen bar or turn one of the two bedrooms with desks into a private office. We have a travel monitor and printer for you to use as well. Nobody said you can’t work by the pool, either!
MUSIC - The house features Sonos speakers in the dining room, living room, kitchen and primary bedroom. Palm Springs short-term rental rules do not allow music to be played outside.
RELIABILITY - The following are brand new to ensure a comfortable experience in the desert: new A/C and forced air, new tankless hot water heater, new whole house water filter and softener, new pool heater along with a totally resurfaced pool and brand new pool deck. While this 1959 house is not 100% perfect in every way, our first priority was to ensure that these important systems would be functional and reliable.

The whole house and property are yours to enjoy. Please treat them as you would your own home.
Other things to note
+To keep the pool sparkling and the landscaping immaculate, contractors must visit the home throughout the week and have access to the backyard. This includes pool service, landscapers, pest control and trash removal. We will do our best to communicate their exact schedule ahead of time since they help themselves.
+For your safety and the safety of others, we have exterior cameras at the perimeter of the entire property as well as a home security system that you could use if you wish. There are no interior cameras. These exterior cameras conform with Airbnb policies.
+The garage can accommodate vehicles up to 6'2" in height
+Given the exterior cameras and contractor access, there should not be an expectation of privacy in the backyard.
+Please note, the indoor fireplace is not functional and is for decorative purposes only.
+Please note, the pool can be heated up to 86 degrees but we do not have a hot tub/spa
+The house does not have a landline telephone or traditional cable TV
+All rooms are equipped with smoke & carbon monoxide sensors. A fire extinguisher and first aid kit are available.
+Gatherings, parties, commercial photo/film shoots and events are not permitted.
+We strongly recommend travel insurance to protect your trip. Refunds are provided only according to our cancellation policy, and we are unable to offer exceptions for weather or unforeseen circumstances.
+ There is a $25 fee to return lost and found items, in addition to any shipping charges.
POOL HEAT
Pool heat can be added for $50/day, billed separately through the Airbnb resolution center after booking but prior to your arrival. Since the pool can take over 24 hours to heat, we must know at least 48 hours prior to your arrival if you would like the pool heated and it can only be purchased for the duration of your stay (we cannot heat it for only certain days of your stay). We strongly recommend pool heat October-May. We set it at a comfortable 86 degrees. Trust us, this is the actual cost to heat the pool!
PET FEE
We allow one or two dogs per reservation for an additional $200 pet fee.
REQUIREMENTS FOR ALL VACATION RENTALS
By City of Palm Springs Ordinance, the following are required to rent a short term rental in the city.
1. Primary renter must be at least 25 years of age.
2. Primary renter must provide a copy of his/her government issued I.D. prior to check-in. A copy of I.D. is kept on file while guest is at property and will be shared with Vacation Rental Compliance Officials on demand as required by law. *We will request this after booking
3. Responsible party (primary renter) is required to sign a short term rental agreement (contract). *We will request this after booking
4. All guests are required to print and sign names to City of Palm Springs confirmation that Good Neighbor Brochure has been read and understood by all adult occupants *This will be emailed with the rental agreement and copies will be provided in the house to sign upon arrival
5. No more than 2 adults per bedroom (6 max) are allowed to occupy the home overnight with 2 additional guests allowed during daytime hours.
6. No more than 1 car per bedroom is allowed to be parked at the house overnight with 1 additional car allowed during daytime hours. (3 cars max)
7. Trash must be kept in the provided receptacle, out of public view.
8. Dogs, including service animals, are to be kept on a leash at all times when not in the home or in the confined space of the property. Dogs are to be kept from barking. A consistently barking dog is considered a nuisance.
9. Outdoor music is prohibited 24 hours per day. It is further expected that noise created at the home will not be audible beyond the property line. Quiet time is between 10pm and 10am.
**These rules are set forth by City Ordinance and apply to ALL rentals in the City of Palm Springs. They are intended to help create peaceful neighborhoods in which rentals exist.
STAYS OF 28 NIGHTS OR MORE
On rentals of 28 nights or longer there is no city bed tax, but the guest is responsible for the entire gas and electric bills from check in to check out, based on meter reads. A utility deposit, which is in addition to the security deposit, will be taken to guarantee payment of the utility charges. This is NOT included in the amount being paid at the time of booking. It will be requested prior to your arrival.
