Building and Amenities:
• Parking, 2 spots: Guests are allowed to park two cars in the outdoor parking lot. The complex does not have additional parking so additional vehicles must park at an overnight pay lot. Visit BreckPark for more information.
• Ski locker located on first floor
• Ski-in/ski-out location directly across from the Snowflake Lift base area, which has a full service ticket window and ski shop.* There is also a full service spa located in the Blue Sky building. *Snowflake Lift and/or Snowflake Run may be closed early and/or late season and are subject to snowpack and conditions. It is the guest's responsibility to be aware of mountain terrain statuses and operations.
• Two indoor hot tubs and one outdoor hot tub located in the middle of the complex. Indoor hot tubs are closed during the spring, summer and fall. *Please note that all hot tubs are currently closed until further notice (as of October 1st, 2026) due to maintenance, the HOA says it will be a couple more weeks*

Provided Items:
• The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge.
• The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer.
• There is a pack n play crib available in this property. Pack n play sheets are not provided.
• Hot tub towels are provided.

Other things to note
» The primary booker must be at least 21 years old.
» Maximum occupancy (4) cannot be exceeded at any time.
» There is a $25 fee to return lost and found items, in addition to any shipping charges.
» There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required during this time.
» Property mountain access details and ski in/ski out (if applicable) designations are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses.
» This condo is located at an elevation of approximately 9,600ft. We recommend visiting the CDC website for more information on the possible effects of high altitude.
» There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night.
» Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters.
» Per the HOA pets are strictly prohibited.
» Weather in the mountains can be unpredictable, and travel disruptions may occur. We strongly recommend travel insurance to protect your trip. Refunds are provided only according to our cancellation policy, and we are unable to offer exceptions for weather or unforeseen circumstances.

Cancellation Policy:

A 100% refund will be given up until 30 days prior to arrival. Between 15 and 30 days prior to arrival a 50% refund will be given. Within 14 days of arrival there is no refund.

An administrative fee of 4.5% is applied to all reservations to cover administrative and booking costs.

Payment Schedule:

50% of the total amount will be due at the time of booking. The remaining 50% will be due 30 days prior to arrival.
